building sitesIt seems like there’s always some new development within construction in North Wales and this September was no different as it was announced that Denbighshire’s housing is the most affordable throughout the area.

This can only have a knock-on effect for the construction of new homes in the county as houses are snapped up and new ones built to facilitate the rise in demand. Such public interest in buying a new home would have been unthinkable in the worst times of the recession as some places were going for prices far higher than their worth.

The inevitable collapse of the market has now led to a more affordable one after homeowners returned to snap up new developments and get involved in government schemes. Denbighshire is one of the areas that came out most unscathed and in some cases, is in a better than it was before the economic slump.

Propertini, a property search firm, has conducted market research into the gap between regional wage and regional house prices and discovered that Denbighshire was one of the most affordable places to live for all.

Vice President at Propertini, Aled Davies, said: “While many families in North Wales are still feeling the post-crisis pinch, falling house prices offer a ray of economic hope to those looking to get a foot on the property ladder.

“With incomes rising and average house prices continuing to fall, bucking the trend for the UK as a whole, homes in North Wales are becoming increasingly affordable.

“From highs in October 2007, the Land Registry’s House Price data shows that average house prices in North Wales have fallen from £150,000 to £124,000. That marks an average fall in value of over £25,900. Gwynedd has seen the largest decrease with a fall of 21% over the period.”

With the recent announcement of hundreds of new jobs in the pipeline between now and 2017 for North Wales, the future looks bright for the construction scene throughout the region and long may it continue.
